Expert witness
& litigation.

An appraisal is a professional opinion. Like any opinion, it is only as credible as the person behind it and the work underneath it. In litigation, both get examined.

Original opinions and rebuttals

Comprehensive original opinion-of-value work and rebuttal appraisals for residential property in active cases, for law firms and for private parties on both sides.

What this looks like in practice

  • Expert advice on complex appraisal and valuation questions in dispute
  • Identifying the strengths and weaknesses in an opposing appraisal or analysis, with additional research to support or discredit specific assumptions and conclusions
  • Assisting counsel with appraisal-related discovery, expert challenges, and questions of compliance with state and federal regulation and USPAP

Case experience

Matters have included value loss from water intrusion, mold, undisclosed defects, and structural or geological problems; value loss from view obstruction; and estate disputes.

Settling without a courtroom

Not every case needs to be tried. In many matters, an independent and genuinely supportable analysis has given clients what they needed to settle. A clean valuation that both sides can see the logic of is often the fastest way to end a dispute about value.

If you are weighing whether a case turns on the appraisal, that is a conversation worth having early rather than late.
